Kelowna & Okanagan Real Estate Market Update: What Buyers and Sellers Need to Know in Fall 2026
If you’ve been watching the Kelowna real estate market and wondering whether now is the right time to buy or sell, you’re not alone.
As we move into fall 2026, the Okanagan real estate market continues to offer opportunities for both buyers and sellers—but today's market rewards preparation, realistic pricing and a strong understanding of what is happening at the local level.
From Kelowna and West Kelowna to Peachland, Lake Country, Summerland, Penticton and Vernon, real estate conditions can vary significantly by neighbourhood, property type and price range.
Here’s what Okanagan buyers and sellers should know heading into the fall market.
What Is Happening in the Okanagan Real Estate Market Right Now?
The latest monthly statistics from the Association of Interior REALTORS®, released September 3, show that 1,141 residential properties sold across the Association's Interior B.C. region during August 2026. That was down from 1,496 sales in July and 13.4% lower than August 2025. 
However, supply also moved lower. There were 9,378 active residential listings across the Association region in August, representing a 7.7% decrease from a year earlier. New listings were also down 17.9% year over year. 
August's activity was also affected by wildfires in Interior communities. The Association noted that evacuations, property losses and the understandable shift in residents' priorities contributed to slower real estate activity during the month. 
This is important context: one slower month doesn't necessarily tell the entire story of the Kelowna and Okanagan housing market.
Okanagan Home Prices Have Not Moved in One Direction
One of the most important things for buyers and sellers to understand is that there isn't really one single "Okanagan market."
Detached homes, condos and townhomes can behave differently—and so can individual communities.
In July, for example, the benchmark price of a single-family home in the Central Okanagan was $1,072,400, up 2.3% compared with July 2025. At the same time, the Central Okanagan townhome benchmark was $709,500, down 2.4% year over year, while the condominium benchmark was $490,700, down 2.0%. 
The Association reported another mixed picture in August: single-family benchmark prices increased year over year across the Okanagan sub-regions, while townhome benchmark prices declined in most Okanagan sub-regions. Condo benchmarks also declined in most areas, with the South Okanagan being an exception. 
That's exactly why homeowners should be cautious about relying on a provincial headline or an overall Okanagan average to estimate the value of their own property.
Your neighbourhood, property type, condition, view, lot, age, strata fees and competing inventory can all influence what buyers are willing to pay.
What Does the Current Market Mean for Kelowna and West Kelowna Sellers?
For anyone thinking about selling a home in Kelowna, West Kelowna or Peachland, pricing strategy matters.
Buyers have access to a tremendous amount of information online. They can quickly compare your property against competing listings, recent sales, price reductions and properties that have been sitting on the market.
That means simply listing high to "see what happens" can work against a seller.
A strong listing strategy should consider:
Recent comparable sales in your immediate area
Current competing listings
Previous expired and cancelled listings
Days on market
Property condition and upgrades
Professional photography and presentation
Pricing within the property's actual buyer pool
With active inventory across the wider Interior actually lower than it was a year ago in August, sellers shouldn't automatically assume they have missed their opportunity by not listing during spring or early summer. 
A well-priced and well-marketed property can still attract motivated fall buyers.
Is Fall 2026 a Good Time to Buy a Home in Kelowna?
For buyers searching homes for sale in Kelowna, West Kelowna, Peachland or elsewhere in the Okanagan, the current environment can create opportunities—but those opportunities will vary from property to property.
A home that has just been listed and is attracting significant attention may offer very different negotiating conditions from a property that has been on the market for several months or has undergone multiple price reductions.
This is where researching a property's listing history, previous purchase history, comparable sales and current competition can become extremely valuable.
Rather than asking only, "Is this a buyer's market?", a more useful question can be:
What negotiating position do I have on this particular property?

Interest Rates Are Another Important Part of the 2026 Market
Financing remains an important factor for Okanagan home buyers.
At its September 2, 2026 announcement, the Bank of Canada maintained its policy interest rate at 2.25%. The rate has remained at that level since late 2025. 
Keep in mind that the Bank of Canada's policy rate is not the same thing as the mortgage rate a buyer will receive. Mortgage rates vary based on the lender, mortgage type, term, borrower and bond-market conditions.
If you're considering purchasing, getting properly pre-approved before seriously shopping can help establish a realistic price range and allow you to act when the right property becomes available.
Another Kelowna Real Estate Change: Short-Term Rental Rules
There has also been a significant 2026 change that may be relevant to some Kelowna property owners and investors.
Effective June 1, 2026, Kelowna received an exemption from B.C.'s provincial principal-residence requirement for short-term rentals. However, local restrictions still apply, so this should not be interpreted to mean that every Kelowna property can now operate as a short-term rental. 
Anyone considering a condo or investment property for short-term rental purposes should investigate the specific municipal zoning, provincial registration requirements and applicable strata bylaws before purchasing.
What Is Happening With Kelowna's Rental Market?
The rental market is changing as well.
According to information highlighted by the Province in September, asking rents for purpose-built rentals in Kelowna were down 5.2% year over year in the referenced rental report. Across British Columbia, average asking rents were down 4.7% year over year. 
For real estate investors, this is another reminder that an investment-property decision should be based on realistic numbers—not simply the assumption that rents will continually increase.
What Is Expected for B.C. Real Estate Going Into 2027?
BCREA's August forecast projected 69,325 MLS® residential sales across British Columbia in 2026, a 1.2% decline from 2025. It then projected sales activity increasing 7.5% to 74,500 transactions in 2027. 
Forecasts are not guarantees, and provincial numbers don't tell us exactly what will happen in an individual Okanagan neighbourhood.
They do, however, reinforce why buyers and sellers may want to make decisions based on their own circumstances and current local data rather than trying to perfectly time the market.
Should You Buy, Sell or Wait?
There is no single answer that applies to everyone.
If you're selling, the right decision depends on your property, your competition and what you plan to do after the sale.
If you're buying, your budget, financing, preferred location and how long you expect to own the property can matter more than trying to predict the exact bottom or top of the market.
And if you're both selling and buying in the Okanagan, the two sides of the transaction need to be considered together.
