If you're thinking about moving to the Okanagan, BC, choosing the right community can be just as important as choosing the right home.

The Okanagan real estate market stretches across communities with very different lifestyles, housing options and price points. Kelowna, West Kelowna, Peachland, Lake Country, Vernon, Summerland and Penticton can each offer something different depending on what you're looking for.

As Robyn Eng, a REALTOR® with eXp Realty serving buyers and sellers throughout the Okanagan, I regularly help buyers compare communities and narrow down where they want to live before we begin seriously looking at individual properties.

If you're relocating to the Okanagan, here's a starting point for deciding which community may suit you best.

Kelowna Real Estate & Lifestyle

Kelowna is the largest urban centre in the Central Okanagan and offers a diverse selection of homes, neighbourhoods and amenities.

Buyers can find everything from downtown condos and townhomes to established family neighbourhoods, newer developments and luxury lake-view properties.

Popular areas include the Lower Mission, Upper Mission, Glenmore, Black Mountain, Rutland and downtown Kelowna, but each offers a very different lifestyle.

When helping someone move to Kelowna, I encourage them to consider more than the house itself. Commute times, schools, recreation, shopping, walkability and proximity to Okanagan Lake can all influence which neighbourhood ultimately feels right.

West Kelowna Real Estate

For buyers searching for homes in West Kelowna, the Westside offers an appealing combination of residential neighbourhoods, wineries, beaches, hiking, golf, shopping and access to Okanagan Lake.

West Kelowna includes established communities as well as newer developments, townhomes, condos, rural properties and homes with beautiful lake and mountain views.

Buyers should also understand that the Westside contains both freehold and leasehold real estate, including properties located on Westbank First Nation lands.

Leasehold ownership can be an option worth considering, but buyers should understand the particular lease, financing requirements and other property-specific considerations before purchasing.

Living in Peachland, BC

For buyers looking for a smaller lakeside community, Peachland real estate deserves serious consideration.

Located along Okanagan Lake between West Kelowna and Summerland, Peachland offers a relaxed atmosphere, waterfront recreation and hillside neighbourhoods with beautiful lake views.

Housing inventory can be more limited than in larger Okanagan communities, so buyers interested in Peachland may benefit from having a customized property search in place to identify suitable listings as soon as they become available.

Summerland and Penticton

Farther south, Summerland and Penticton offer two more distinctive Okanagan lifestyles.

Summerland is known for its small-town atmosphere and beautiful surroundings, while Penticton offers a larger selection of amenities and recreation between Okanagan and Skaha Lakes.

Both may be worth considering for buyers who want to live in the South Okanagan while maintaining access to services and outdoor recreation.

Vernon and the North Okanagan

Vernon and surrounding North Okanagan communities provide another option for buyers looking beyond Central Kelowna.

With lakes, trails, recreation and a broad range of residential properties, Vernon can appeal to families, retirees and buyers looking for a different pace of life.

How Do I Decide Where to Live in the Okanagan?

When I work with buyers relocating to the Okanagan, I like to start with lifestyle rather than listings.

Consider questions such as:

- Where will you work or commute?
- How important is proximity to Okanagan Lake?
- Do you prefer an urban environment or a quieter community?
- Do you need room for an RV, boat or recreational vehicles?
- Is walkability important?
- Do you want newer construction or an established neighbourhood?
- Are schools, healthcare or recreation important considerations?
- Would you consider leasehold property, or do you specifically want freehold ownership?

Answering these questions can significantly narrow the search.
