Number of bedrooms and bathrooms

For example, the value of a Kelowna condo can't simply be compared with the overall Kelowna housing market. The building, floor, view, renovations, parking, storage, strata fees and competing units can all affect what buyers are willing to pay.
The same principle applies to West Kelowna homes, Peachland properties, townhomes, lake-view homes and luxury real estate.
Why the Highest Listing Price Isn't Always the Best Strategy
It can be tempting to list high and reduce the price later if necessary.
But today's buyers have access to an incredible amount of real estate information online. They can see competing homes, price reductions and how long a property has been listed.
If a home enters the market significantly above what buyers perceive as fair value, you risk missing some of the strongest interest that often occurs when a listing is new.

Why I Look at Expired and Cancelled Listings Too
Recently sold properties tell us what buyers have been willing to pay.
But I also like to consider expired and cancelled listings when evaluating a property.
Why?
Because they can help tell us what the market didn't accept.
If similar properties were repeatedly listed at a certain price and didn't sell, that's useful information when developing a pricing strategy for your own home.
Combining sold properties, active competition and unsuccessful listings can provide a much clearer picture of the market.

Pricing is only one part of a successful listing strategy.
