From established family neighbourhoods and newer developments to lake-view properties, townhomes, condos, 55+ communities and homes on both freehold and leasehold land, West Kelowna offers buyers options at many different stages of life.
And then there's the lifestyle.
Okanagan Lake, beaches, hiking trails, golf, wineries, shopping and restaurants are all close by, while Kelowna is just across the William R. Bennett Bridge. Areas such as Lakeview Heights, Shannon Lake, Smith Creek, Glenrosa, West Kelowna Estates, Gellatly and Westbank each offer something a little different. 
Freehold vs. Leasehold Real Estate in West Kelowna
One thing that makes the West Kelowna real estate market particularly unique is the availability of both freehold and leasehold properties.
What is a freehold property?
With traditional freehold ownership, you generally purchase the home as well as the land it sits on.
For buyers who specifically want traditional land ownership, West Kelowna has plenty of freehold options ranging from condos and townhomes to single-family and luxury lake-view properties.
What is leasehold property?
West Kelowna and the surrounding Westside also have a significant number of residential communities located on Westbank First Nation land.
In a leasehold property, you purchase an interest in the home/property while the underlying land remains owned by another party. The specific lease structure, remaining term, payments and conditions vary by development. 
This is an area where working with a REALTOR® familiar with West Kelowna can be especially valuable.
Leasehold shouldn't automatically be viewed as either “good” or “bad.” For the right buyer, it can offer some compelling advantages.
Why Would Someone Buy a Leasehold Home in West Kelowna?
One of the biggest attractions can be value.
Because you're not purchasing the underlying land, some leasehold properties can offer buyers an opportunity to purchase a home, location, view or community that might otherwise be outside their budget.
Westbank First Nation also identifies potential advantages associated with purchasing on its leasehold land, including long-term registered leases and, for many properties, savings related to property transfer tax and speculation tax. The exact tax treatment and lease terms should always be confirmed for the individual property before purchasing. 
Financing can also differ from conventional freehold ownership, which is why I recommend buyers speak with a lender who understands the particular lease before removing financing conditions.
Why Buy a Home in West Kelowna?
For me, West Kelowna's appeal goes far beyond the house itself.
You can spend the morning walking along Okanagan Lake, hike around Mount Boucherie or one of our regional parks, visit one of the area's wineries, and still be within convenient reach of Kelowna.
Neighbourhoods also offer dramatically different lifestyles.
Lakeview Heights is known for beautiful lake views, established homes and proximity to wineries and the bridge.
Shannon Lake offers an established residential setting with recreation and family-oriented neighbourhoods.
Smith Creek and Glenrosa offer hillside communities with a mixture of established and newer homes.
Gellatly puts you close to some of West Kelowna's best-known waterfront recreation.
And Westbank offers convenient access to shopping, services and many different housing options.
